Conveyancing for Buyers / Contract Reviews


We provide a pre-auction or pre-purchase conveyancing service to prepare you for buying a property. We work with you from the start of your property search process so that you are ready to move ahead with the right property when the time is right or attend an auction with confidence.

Being ready to bid or buy is about your situation and your requirements, and we don’t recommend rushing to order a “contract review” for every property you are interested in. Our pre-auction/ pre-purchase conveyancing service includes talking with you to get an understanding of where your property search is at, guiding you through the process and keeping in touch with you so that you are doing the right things at the right time.

We are happy to look at contracts for properties you are interested in. We will not charge fees for these initial high level contract checks and discussions. It is only when you are about to attend an auction or very likely to move ahead with a purchase that any conveyancing or “contract review” fees are charged. And our fees are very reasonable. We help you get the timing right to avoid wasting time and money.


Conveyancing for Buyers


Step 1 -
Preparing to buy and looking conveyancing service

Includes

  • Pre-purchase conveyancing advice customized to your situation.

  • High level contract checks when you are interested in properties to identify red flags or issues that could be time consuming or require additional investigation.

  • High level discussion of strata reports, building reports, the conveyancing process, other things you need to be aware of or check, the process of making offers etc.

  • This allows us to be ready to move to step 2 quickly if required.

Cost

  • No charge/ no engagement fee/ no extra fees charged at settlement

Timing

  • As soon as you start looking for a property


Step 2 (A) - Pre-auction conveyancing service

Includes

  • Detailed contract review.

  • Detailed review of strata report if applicable.

  • Advice over the phone.

  • Email advice.

  • Pre-auction legal correspondence:

  • Questions answered, contract changes agreed with the vendor’s solicitor/ conveyancer.

  • Any necessary changes or improvements to the contract are agreed prior to the auction in legal correspondence. If you are the successful bidder any agreed changes apply.

Cost

  • Fee applies (our fees are very reasonable).

Timing

  • 2-3 days before you attend an auction.

  • There is no cooling off period when you purchase a property at auction and so it is crucial that this work is done properly and thoroughly by an experienced Licensed Conveyancer or Solicitor who understands the contract as well as your situation.

  • As we have already carried out a high level contract check we will know if the review is more complex or needs to be done earlier.

  • If you change your mind about the property we don’t need to do Step 2.

  • If you want to buy the property before the auction we adjust the timing. See below.


Step 2 (B) - Pre-purchase conveyancing service (private treaty/ purchase before auction)

Includes

  • Detailed contract review.

  • Detailed review of strata report if applicable.

  • Advice over the phone.

  • Email advice.

  • Pre-exchange legal correspondence:

  • Questions answered, contract changes agreed with the vendor’s solicitor/ conveyancer.

  • Assistance with the process of signing and exchanging contracts.

Cost

  • Fee applies (our fees are very reasonable).

Timing

  • When you are likely to buy a specific property.

  • We help you get the timing right to avoid wasting time and money.


Step 3 - Settlement preparation and settlement

Includes

  • After you have exchanged contracts there are several steps we will manage to ensure a smooth property settlement.

  • We make things as easy as possible – you won’t have to do much at all.

  • On settlement day you become the owner of the property and can pick up the keys to your fabulous new home or investment!

Cost

  • We offer fixed fees that are negotiable and promise to beat any quote from solicitors or conveyancers in the north shore or eastern suburbs.
